After many of us have spent a great deal of time in our homes over the past year; it should come as no surprise that some are set in stone with their wish list for the next place. Perhaps a big backyard is important. Or, maybe a pool is an absolute must have…maybe it’s an extra room for the home office that has become a requirement over the past year. Whether you’re ready to downsize or grow into a bigger home it’s important to prioritize what you really need in your next home.

Below are some things to remember when creating your list of must haves for your next home!

PROS & CONS

The first thing and probably one of the easiest things to do is to make a list of pros and cons on your current home (whether it’s your home OR a rental). Hey, if you’ve been living there for quite some time you’ll be able to use that as a good compare and contrast. This will help you get a feel for what you like and might want to seek out in your next home. As well as help you realize what you don’t like, so you know what to leave behind. Also remember to list out not just physical likes and dislikes, but also stylistic features as well.

FLOW OF THE HOME: BOTH INDOOR & OUTDOOR

After you make your list of pros & cons it’s important to focus in on more of the fine tune details that you may be seeking OR (on the flip side) looking to leave behind. What kind of layout are you looking for in a home…would you prefer an open floor plan or a home that features individualized rooms. How many bedrooms are you looking to have in your next home? Do you need a home with a flex space that will be used as office? Also keep in mind items such as how much natural light do you want/need. What kind of light fixtures and finishes are you hoping to find.

Outdoor space is something almost everyone is seeking these days. If you created an outdoor oasis to suit your needs in quarantine…are you looking to do that again in your new home OR are you hoping that it’s something that’s completely ready for you to use in your new space. Is a big driveway with a garage something that’s important to you? These are all important details to keep in mind!

THE NEIGHBORHOOD

The neighborhood can be a make it or break it situation. If you are unhappy with your neighbors, or the lack of sidewalks maybe it’s time to add “neighborhood” to the wish list. Perhaps it takes you 15-20 minutes to get to a grocery store or you child’s dance studio (that they take class at 3 times a week). These are all reasons to open up the horizons and explore other potential parts of town and/or communities that better fit your needs. On the flip side, maybe you love everything about your neighborhood and it’s important for you to find a home relatively close to where you are now…it’s still a wish and important for your realtor to know!
